MakeUrMove are an online letting agent. We specialise in advertising rental property, and matching rental property to the requirements of our applicants. We maintain a large database of property with new adverts made live each day. Applicants can search on our site, include specific requirements such as those for DSS and Pets. Applicants can book online using our unique booking system for property viewings and register for alerts of new properties in their chosen area.

Unlike traditional estate agents we don't have a high street presence, and we don't drive flash company cars. By keeping our costs down in these areas we are able to offer big savings to our customers over traditional high street agents.

I have found a property on MakeUrMove, what do I do?

Once you have found a property you are interested in use the online calendar to select a date to go and view the property. In most cases you will be meeting the landlord directly.

How do I apply for a property?

When you have viewed the property and have decided you would like to apply you just need to let us know by logging into your account and submitting an offer or by calling 0333 8000 210. At this stage you are submitting an offer to let the property and we use these words to make sure there is no confusion, a tenancy will not be agreed until all checks have been completed.

How much do you charge for administration / referencing?

We don't charge any administration fees. We apply a charge of £96 per tenant for reference checks and also should you need a guarantor an additional fee of £48 per guarantor is applicable

What is a guarantor?

This is an independent person who will not be living at the property. A guarantor agrees to guarantee your tenancy and to do so they must pass reference checks. Guarantors need proof of income which is equivalent to 3 times the annual rent and a good credit history. They will also need to sign the tenancy agreement to confirm that they understand the obligations as they are legally responsible for the rental payments and terms of the tenancy.

Will I need a guarantor

If on housing benefit you will always require a Full Time Working Guarantor (they are not required to be a home owner). You may also require one if you have poor credit. This would be at the discretion of an individual landlord whether they accept this or not. You can discuss this with one of our operatives on 0333 8000 210. A charge for a guarantor reference is an additional £48.

What is included in the referencing?

For someone in full time work we will credit check tenants to be named on the tenancy. We also collect a previous landlord reference and an employment reference to verify their affordability. If taking on a housing benefit tenant or student we will check the credit score and also request a guarantor. We would then credit and employment reference a guarantor. We recommend that Landlords obtain proof of benefit entitlement and registration with the educational institution or proof of student loan.

How long does this process take?

Most reference checks take 3-5 working days. They can be completed sooner assuming the application form is completed in a timely manor. We would also expect correct information on the application form and a responsive work and landlord referee to assist us in a speedy completion.

What documents do I need to provide?

For the referencing you complete an online application form and this is what forms the basis of our searches. You can prepare for this by having previous living and landlord details. A senior contact at work for an employment reference and any other supporting information scanned in e.g. proof of housing benefit/tax credits and if self employed, self-assessment form or details for your accountant. If working it is also worth having available the previous 6 months bank statements or wage slips handy in case we need to review these.

How can we be sure to trust MakeUrMove?

The private landlords that advertise with MakeUrMove have gone through a vigorous checking process before their adverts are made live. We require the legal owner to register the property, pass an ID check, to be the legal owner by definition of a land registry check and have a valid EPC (if required for their property type).
