An Energy Performance Certificate (EPC) is required whenever a property is rented and you must order an EPC before you begin marketing your property. The EPC provides potential tenants with information about a property’s energy use and the typical energy costs, it will also detail recommendations about how to reduce energy costs and improve the property rating.
The ratings are scaled using A-G with A being the most efficient and G being the least efficient. From 1st April 2018 a minimum rating standard will be applied for all properties rented in the private rental sector and will affect new lets as well as renewals. The minimum requirement is E rating and landlords will need to have any EPC’s that don’t meet this minimum rating carried out again ahead of any new lets or tenancy renewals.
EPC’s are carried out by accredited energy assessors, we will appoint one in your area who will then contact you or your current tenant to arrange a convenient time for access. The assessment is completed and then the assessor will upload the results to the national database and a copy of this will be provided electronically.
Landlords must provide a copy to tenants upon signing a new tenancy agreement.
Once completed they are valid for 10 years and we will hold a copy against your property file in your account. To check if you have EPC registered before 21st September 2020 and if registered after 21st September 2020 and see what your rating is.
