It is recommended that periodic property inspections are done during a tenancy in order to establish that your tenants are looking after the property and are not breaching any conditions relating to, for example the number of occupants, pets, smokers etc. An inspection report is also a useful method of checking the tenant's compliance with the terms of the tenancy agreement, particularly in relation to matters such as cleanliness, neglect, defects, damage and health and safety issues.
An independent professional will visit your property at a pre-arranged time with your tenants in order to complete an inspection and condition report which would be documented with supporting photographic evidence.and returned to you, together with any recommendations or conclusions for repair or maintenance work which may be required.
Inspections will help to identify any new or ongoing issues that your tenant raises and will ultimately help to promote a positive relationship with your tenant as will show them that you have a vested interest in the condition of the property and their living conditions which should, in turn, encourage goodwill, respect and an environment where the tenant feels comfortable in raising any queries or concerns they may have regarding the property or their tenancy which otherwise they may not have raised.
