Since July 2020 for all new and renewed tenancies there is a legal requirement for an electrical installation condition report (EICR) to be in place. From 1st April 2021 this will apply to all tenancies.
All electrical installations deteriorate with age and use and should be inspected and tested at regular intervals to check whether or not they are safe for continued use. Faulty and old wiring is one of the main causes of electrical fires in homes. If a fire were to occur and the property did not have a valid electrical certificate, the insurance policy is likely to be invalidated. You can reduce the risk of a fire by getting the condition of your electrics tested regularly.
Our Electrical inspection reports are carried out by fully qualified, accredited, registered electricians. They will check the condition of the electrics against the UK standard for the safety of electrical installations, BS 7671 – Requirements for Electrical Installations (IEE Wiring Regulations). The Electrical Installation Condition Report will detail any observed damage, deterioration, defects, dangerous conditions and any non-compliances with the current standard.If any dangerous or potentially dangerous conditions are discovered, the overall condition of the electrical installation will be declared to be ‘unsatisfactory’, and an advisory note added to the report detailing what remedial works are required without delay in order to remove the risk to those in the premises.
Electrical Installation Condition Reports are valid for five years.
